This project involved a Construction Management/General Contractor Guaranteed Maximum Price contract to construct the new 39,000 square foot, single story, school in the remote, Sub-Arctic village of St. Michael, Alaska.
Upon finalization of design and acceptance of the team’s value analysis proposals, the project was rolled into a Lump Sum Contract to reduce administrative burdens. ASRC SKW Eskimos (ASKW) worked closely with the Owner and Design Team to complete design development while offering various value analysis items for the Owner’s consideration. This process helped ensure the Owner would receive the best value.
The main elements of construction included: civil pad and utilities work, thermal pile installation, wood frame construction with Structural Insulated Panels (SIPs), metal roofing and siding, extensive interior finishing, and the complete mechanical and electrical systems.
The project also included a tank farm (three 60,000 gallon fuel tanks) and the bulk fuel piping system. Cost savings developed during value engineering performed by ASKW were used to allow the Owner to contract with ASKW to provide additional fuel piping originally planned to be done by another contractor.
